COVID-19 Update: Limited Services Available During Illinois Shelter in Place Order

Governor Pritzker has issued a public order in response to COVID-19 requiring individuals to stay home unless they need Essential Services. As the state recognizes the important work lawyers do, Legal and Title Services are among those considered to be Essential Services.

Because TJSC is a court related service, TJSC will halt foreclosure sales in alignment with each county court closure; however, all other operational functions will remain intact with our staff working remotely to safeguard their health. All Cook County sales initially scheduled prior to May 18th, will be postponed until May 18th or after. We will update our website with new sale dates for each property as we receive them from our clients. Please feel free to review the upcoming sales on our website which provide our scheduled, postponed, and cancelled sales for all properties in all counties. The sales are searchable by both property address and case number.

TJSC's Strategy to Make Day-to-Day Operations Safe and Healthy for Employees and Customers
The TJSC main office remain open and core services are intact. TJSC will continue to hold sales during the court closure unless we hear otherwise from our clients. If you’d like our office to postpone your sales, please feel free to request continuances pursuant to your standard procedure. In the event we cannot hold foreclosure sales due to the situation, we will contact our clients immediately to discuss sale continuances. With the situation changing quickly, our plans and procedures are evolving. TJSC will continue to take steps necessary to provide a safe, functioning space for judicial sales, and we are committed to minimizing any service disruptions for our customers to the best of our abilities. If you’ve been directly affected by the COVID-19 virus, we offer thoughts of concern and support. Like you, we are monitoring events as they unfold and are making decisions on how to best protect our employees, customers, and other visitors We have implemented a number of steps and precautions using our Business Continuity Plan, Disaster Recovery Plan, guidance from local and state authorities, and common sense. This is what we’re doing

  • Observing CDC guidance for countering the spread of illness.
  • Disinfecting surfaces, daily.
  • Allowing certain employees to work from home with secure equipment and established protocol in accordance with our Business Continuity Plan and Disaster Recovery Plan.

Increase in Cancellation Fees

We are increasing our cancellation fees from $150.00 to $200.00 effective March 1, 2018. There will be no cancellation fee if cancelled more than 60 days prior to sale. Our sale commission fees will not change. They will remain at $350.00 for Cook County files and $400.00 for all other counties.

Photo Identification Required

You will need a photo identification issued by a government agency (driver's license, passport, etc.) in order to gain entry into the foreclosure sale room in Cook County and the same identification for sales held at other county venues.

Register Certified Funds

Effective immediately, all bidders bidding at The Judicial Sales Corporation must register their certified funds in the name of The Judicial Sales Corporation.

Bidders who bid on behalf of more than one buyer should register each bidder separately by providing the bidders name, address and phone number and the amount of the certified funds associated to that bidder.

Each named bidder will have a separate bid paddle.

Opening Bid Posting

Effective immediately we will be posting opening bids for daily 2:30 sales as they are provided to us.

Cook County Afternoon Sale Time

All afternoon sales in Cook County will be held at 2:30 PM Monday thru Friday.
