COVID-19 Update: Cook County Sales Update

General Administrative Order 2020-12 was entered on October 16, 2020 by the Cook County Chancery Court. The order extends the stay on foreclosure sales until further notice of the court. TJSC will resume foreclosure sales when Cook County Chancery division issues an order allowing sales in Cook County.

TJSC will be working with clients to update sale information for each property and you may review our website at www.tjsc.com for the most updated information.

When sales resume, TJSC will hold Cook County sales via live auction at our Chicago office located at One South Wacker Drive, 24th Floor, Chicago, IL 60606.

Foreclosure Sale protocol amid COVID-19:

  • Registration will open at 9:45 a.m. rather than 10:00 a.m.
  • Plan to arrive early to the sale. The building allows only 4 people in an elevator at any time and they are closely monitoring. Additionally, TJSC be handling registration at our reception desk and will only be allowing 2 people in the vestibule at any time. It may take a few minutes longer for registration.
  • The building will not allow anyone enter without a mask. Furthermore, you may not be in the auction room without a mask. Please bring a mask and plan to wear it the entire time you are in our One South Wacker building.
  • If you’re not planning to bid at the sale but wish to attend, registration is not necessary. Please make your way to the 24th floor and our staff will direct you to the auction room.
  • The sales may be held on the Mezzanine level of our building if attendance is high and additional space is needed for social distancing. If this happens, TJSC will have staff directing attendees to the correct location to ensure everyone wishing to attend the sale is able.

An amended General Administrative Order was issued today by Cook County Circuit Court which extends the stay on foreclosure sales through OCTOBER 17, 2020. Barring any further orders, TJSC plans to resume foreclosure sales on MONDAY, OCTOBER 19, 2020.

TJSC will be working with clients to cancel or continue all Cook County sales currently scheduled before October 19, 2020. The updated sale information will reflect on our website when new sale dates and/or cancellations are received from our clients.

When sales resume, TJSC will hold Cook County sales via live auction at our Chicago office located at One South Wacker Drive, 24th Floor, Chicago, IL 60606.

An amended General Administrative Order was issued today by Cook County Circuit Court which extends the stay on foreclosure sales through SEPTEMBER 21, 2020. Barring any further delays, TJSC plans to resume foreclosure sales on TUESDAY, SEPTEMBER 22, 2020.

TJSC will be working with clients to cancel or continue all Cook County sales currently scheduled before September 22nd. The updated sale information will reflect on our website when new sale dates and/or cancellations are received from our clients.

An amended General Administrative Order was issued today by Cook County Circuit Court which extends the stay on foreclosure sales through August 22, 2020. Barring any further delays, TJSC plans to resume foreclosure sales on Monday, August 24, 2020. Because the Notices of Sale indicate the Cook County sales will be by live auction at our One South Wacker Drive office location, TJSC must hold these sales via live auction at our Chicago location

Updated Foreclosure Sale protocol amid COVID-19:

A new General Order, was issued on June 26, 2020 by the Cook County Circuit Court. The new order specifies all mortgage foreclosure judgments, evictions, and foreclosure sales are now stayed until July 31, 2020.

The Judicial Sales Corporation (TJSC) will be working with clients to cancel or continue all Cook County sales currently scheduled July 31st or prior. The updated sale information will reflect on the TJSC website, www.tjsc.com, when new sales new sale dates or cancellations are received from our clients.

A new General Order, GO 2020-7, was issued on June 2nd by the Chancery Division of the Cook County Circuit Court. The new order specifies all mortgage foreclosure judgments, evictions, and foreclosure sales are now stayed until July 6, 2020 rather than July 19th which was in the previous order.

TJSC will be working with our clients to cancel or continue all Cook County sales currently scheduled before July 6th. The updated sale information will reflect on our website, www.tjsc.com, when we receive new sale dates and/or cancellations from our clients. We plan to resume sales in Cook County on July 6th at our Chicago loop office located at One South Wacker Drive, 24th Floor.

Cook County Circuit Court General Administrative Order number 2020-01 was amended on May 28, 2020. The amendment to GAO 2020-01 specifies all mortgage foreclosure judgments, evictions, and foreclosure sales are stayed until July 19, 2020.

TJSC will be working with our clients to cancel or continue all Cook County sales currently scheduled before July 19th. The updated sale information will reflect on our website, www.tjsc.com, when we receive new sale dates and/or cancellations from our clients.

Governor Pritzker has issued a public order in response to COVID-19 requiring individuals to stay home unless they need Essential Services.

Because TJSC is a court related service, TJSC will halt foreclosure sales in alignment with each county court closure; however, all other operational functions will remain intact with our staff working remotely to safeguard their health. All Cook County sales initially scheduled prior to May 30th, will be postponed until June 1st or after. We will update our website with new sale dates for each property as we receive them from our clients. Please feel free to review the upcoming sales on our website which provide our scheduled, postponed, and cancelled sales for all properties in all counties. The sales are searchable by both property address and case number.

COVID-19: Keeping Our Workplace Safe

TJSC's Strategy to Make Day-to-Day Operations Safe and Healthy for Employees and Customers
The TJSC main office remain open and core services are intact. TJSC will continue to hold sales during the court closure unless we hear otherwise from our clients. If you’d like our office to postpone your sales, please feel free to request continuances pursuant to your standard procedure. In the event we cannot hold foreclosure sales due to the situation, we will contact our clients immediately to discuss sale continuances. With the situation changing quickly, our plans and procedures are evolving. TJSC will continue to take steps necessary to provide a safe, functioning space for judicial sales, and we are committed to minimizing any service disruptions for our customers to the best of our abilities. If you’ve been directly affected by the COVID-19 virus, we offer thoughts of concern and support. Like you, we are monitoring events as they unfold and are making decisions on how to best protect our employees, customers, and other visitors We have implemented a number of steps and precautions using our Business Continuity Plan, Disaster Recovery Plan, guidance from local and state authorities, and common sense. This is what we’re doing

  • Observing CDC guidance for countering the spread of illness.
  • Disinfecting surfaces, daily.
  • Allowing certain employees to work from home with secure equipment and established protocol in accordance with our Business Continuity Plan and Disaster Recovery Plan.

Increase in Cancellation Fees

We are increasing our cancellation fees from $150.00 to $200.00 effective March 1, 2018. There will be no cancellation fee if cancelled more than 60 days prior to sale. Our sale commission fees will not change. They will remain at $350.00 for Cook County files and $400.00 for all other counties.

Photo Identification Required

You will need a photo identification issued by a government agency (driver's license, passport, etc.) in order to gain entry into the foreclosure sale room in Cook County and the same identification for sales held at other county venues.

Register Certified Funds

Effective immediately, all bidders bidding at The Judicial Sales Corporation must register their certified funds in the name of The Judicial Sales Corporation.

Bidders who bid on behalf of more than one buyer should register each bidder separately by providing the bidders name, address and phone number and the amount of the certified funds associated to that bidder.

Each named bidder will have a separate bid paddle.

Opening Bid Posting

Effective immediately we will be posting opening bids for daily 2:30 sales as they are provided to us.

Cook County Afternoon Sale Time

All afternoon sales in Cook County will be held at 2:30 PM Monday thru Friday.
